23-home estate planned for village in Powys

A NEW housing estate could be builton the Powys/Shropshire border under newly-submitted plans.

Steve Jennings of Primesave Properties Limited wants to build 23 houses with access and all the associated works at land south of Berlin Mount in Crew Green, north-east of Welshpool.

Documents lodged with the proposal show that four plots have been earmarked for semi-detached houses, 10 plots for detached houses and nine plots for bungalows.

The semi-detached two-bedroom houses could be affordable homes.

The two-bedroom houses would have two parking spaces, while the three- and four-bedroom houses and bungalows would all have three parking spaces.

Agent, Osian Jones of OM Architecture and Design, explained the proposal in a design and access statement submitted to Powys County Council.

Mr Jones said: “The site is currently grassland and is located on the southern side of the B4383 road at Crew Green adjacent to relatively recent residential developments.

“The proposal is to provide high quality residential homes and enhance the visual quality through a carefully designed scheme respecting the architecture of the area.

“The range in sizes has been carefully considered to provide a mix of house sizes and affordability for families.”

Mr Jones explained that the development would be “set back” to “respect” the neighbouring properties to the north of the site.,

Mr Jones said: “Sufficient parking has been provided on site to allay any concerns neighbours might have regarding street parking.

“Extensive landscaping will ensure high quality spaces creating an attractive setting.

The developer also held a 28-day pre-application consultation which start on October 5 to gauge local reaction before the plans were formally submitted to Powys.

During the consultation Bausley with Criggion Community Council pointed out that the need for affordable housing at this site may be answered by the two-bedroom properties.

Bausley with Criggion Council said: “We await the Powys County Council affordable housing officer’s comments and advice on this.”

They add that the developer is “happy to work” with them over a new village hall or providing new equipment for a playground as planning gain from the scheme.

But the council does expect “several problems” creating a public footpath link.

This is due to the steepness of the route leading to the village primary school and that a field that the path would need to cross is owned by a third party.

Powys planners are expected to decide the application by February 2, 2023.
