The Cross Hands East Strategic Employment Site is part of the Welsh Government's drive to create
Low Carbon business facilities in more rural parts of Wales. Alongside Carmarthenshire County
Council, the Department for Economy Science & Transport want Cross Hands to become a model for low carbon business developments.

The buildings can generate and store renewable electricity to meet their own needs and intelligently redistribute the surplus to other buildings, electric vehicles, and back into the grid.

The site, Plot 3, is located within the Cross Hands SES. This site is identified as the next major employment zone within Carmarthenshire and is a key project within CCC Transformational Strategy. CCC with the WG as its Joint Venture Partner is promoting the development of this employment site.

The buildings are designed to prioritise occupant comfort and energy efficiency by adhering to passive design principles. All buildings have been designed to the RIBA-2030 climate challenge to reduce operational energy & embodied carbon. This means running costs will be significantly less using no more than 55kwh/m2 of energy per year.

The project redefines the industrial typology by offering low-carbon, energy-efficient office, industrial and hybrid spaces for a building that traditionally lacks in these aspects.

Three key factors which make the project stand out are:
1. A challenging industrial typology to be aligning the RIBA-2030 operational energy targets of <55kWh/m2/year. There is a lack of data and research in this category regarding energy use.
2. Rethinking industrial buildings involves a mixture of accommodations to suit various business needs. Each industrial/hybrid unit includes office space, along with a separate large officeonly accommodation.
3. Metering and monitoring after occupation will provide valuable insights for informing future projects. The data will also give occupants an insight as to where they could reduce energy running costs.
